Energy performance certificates 'do not influence house-buyers' - 03/03/2011
Customers who are moving home and have to switch energy might agree that energy performance certificates (EPCs) did not influence their choice of new property.
According to independent property industry expert Malcolm Harrison, "it seems to be generally felt that EPCs are not an issue in the marketplace".
"For people that are looking for somewhere to live - it doesn't matter if they are buying or renting - [an EPC) is simply very low down on their list of priorities. They are going to look at the property, its location and its cost; they are not going to look at the small detail of things like EPCs or even the utility bills," he argued.
The certificates are required to be shown by sellers and landlords who are letting out their properties so prospective new owners and tenants can see how energy efficient the home is.
However, research from Consumer Focus found that four out of five buyers do not feel a property's EPC influenced their decision either way.
